Homebuyer Education & Counseling

NHS OC’s NeighborWorks® HomeOwnership Center offers the most comprehensive homebuyer education and counseling programs in Orange County.  Homebuyer Education and Counseling is a big part of what the HomeOwnership Center is all about.  “Knowledge is power” and prospective homebuyers will learn about the home buying process and the responsibilities of homeownership.  Our education workshops include Homebuyer Orientation and Homebuyer Education which are complemented with personalized individual counseling.  All homeownership education courses are HUD, Fannie Mae and Freddie Mac approved and taught in a classroom setting by certified housing counselors and experienced housing professionals.

Homebuyer Orientation

Orientation is designed to educate perspective homebuyers on how to begin the home buying process while giving them valuable information about housing resources in Orange County.  Families will gain insight on topics such as housing counseling services, down payment assistance programs and pre-qualifying for a mortgage loan.  Homebuyer Orientation is recommended for families seeking information on down payment assistance programs and on how to begin the home buying process.  Classes are taught Wednesday evenings from 6:00 p.m. – 8:00 p.m.  Please call (714) 490-1250 to register for next Homebuyer Orientation workshop.

Homebuyer Education

Homebuyer Education is designed to develop successful homeowners by providing participants with a full understanding of the home buying process and responsibilities of homeownership.  A popular feature of the program is the home preservation module which teaches homebuyers essential home maintenance and foreclosure prevention strategies that helps secure and protect the home investment. Topics include real estate and mortgage process, home inspections, homeowners insurance, avoiding predatory lending schemes and foreclosure prevention.  This course is recommended for participants that have already completed Homebuyer Orientation and for homebuyers needing to attend an 8-hour HUD approved Homebuyer Education class as part of an education requirement.  After taking this course, individuals can register for one-on-one counseling with one of our certified housing counselors.  Classes are taught in English, Spanish and Vietnamese on Saturdays from 9:00 a.m. – 5:00 p.m.  Please call (714) 490-1250 to register for next Homebuyer Education seminar.

Individual Counseling

The NeighborWorks® HomeOwnership center provides homebuyers with personalized counseling in a one-on-one setting with a certified housing counselor.  At the completion of Homebuyer Education, individuals and families will meet with a housing counselor to help them prepare for homeownership.  At the individual counseling appointment, the counselor will review the homebuyer’s credit and income information to asses the homebuyer’s readiness to purchase.  Together, the counselor and the family will work on specific issues that currently hinder their home buying efforts, like credit repair and excessive debt.  Our housing counselors understand homebuyers vary widely in their readiness to buy.  Some clients will take time to achieve homeownership and will require substantial individual counseling tailored to that individual’s unique situation.
